Um …

• The Lones Group is located in Washington state and sells marketing stuff to real estate agents.
• The Strong Team Realtors®, AKA Real Estate Zebra, is a real estate team located in VIR-FRICKEN-GINIA (Virginia) that helps consumers buy and sell homes.

First, they are a continent apart and second, they are “technically” NOT in the same industry.

There has been a tremendous amount of social reaction in the online communities regarding this case – specifically in support of the Strong Team Realtors®. Heck! There is even a Facebook Fan Page in Support if the Real Estate Zebra!

I am curious to see how this will all play out … and if this lawsuit, in the long run,  really WAS in the best interests of those who chose to start it. We shall see.

When done correctly, your Facebook real estate business page has the potential to rank in the search engines!

Step One: Define Your Audience

Before you can effectively add content to your Facebook real estate business page, you need to ask yourself, “Is this page promoting me and/or my team? Or is it promoting a specific area/demographic that I work?”

The more specific your page, the better chance you have of being “liked” by people who WILL do business with you.

Remember … you CAN have more than one business page so creating one for your team and another one for a specific niche may be a great idea. Just make sure that you are up to the task of maintaining each page that you create.

Step 2: Fill Out ALL of Your Information

Make sure that your contact information is prominently displayed on both the sidebar and under the INFO tab.

Step 3: Add Valuable Content

When you are logged into your regular account/profile and you go to your business page, everything you post on your business page will look as if it is being posted as the business page – not as you. Meaning … When I am logged into Facebook, anything I post to my Briargate Real Estate Page will show as coming from Briargate Real Estate – not Mariana Wagner.

When coming up with ideas of what to post, please please please keep the content relevant and on topic. Save the personal stuff for your profile.

For short posts and links, post directly on the wall. For longer topics, post in the NOTES section. The NOTES section is crawled by Google. Good & relevant content in your notes section can help your Facebook page rank well in the search engines.

Here are some ideas for valuable content:

• Your Listings (link to your Postlet or VFlyer ad)
• Area or Real Estate Information
• Area Business Specials
• Your Blog Feeds (How to Feed Your Blog to Your Facebook Business Page) *Feeding your blog to your Facebook page will automatically add content to your NOTES section.
• Area or Related Videos (NOTE: KW has some great consumer videos you can share)
• Links to real estate or area news articles
• Area photos

Step 4: Invite People to LIKE Your Page

You have the ability to invite anyone that you are friends with on your profile, to like your business page. You will find the “suggest to friends” link just under your business page’s main image.

Note: Please do NOT send out a mass invitation … Invite ONLY the people who you think would enjoy your page. Chances are your high school buddy in Toronto will have NO interest in your Sacramento Condo page.

Once you have 25 people who LIKE your page, you can choose a “VANITY” username. Having a specific username will make promoting your Facebook Page much easier.

Step 5: Promote Your Facebook Real Estate Business Page

There are many ways that you can promote your Facebook business page. Here are some of the more popular ways:

• Create a targeted ad on Facebook. You can narrow down your ad audience to EXACTLY who you want to see the ad and “like” your page. These people do NOT have to already be your friend.
• Promote your Facebook real estate business page with a “badge” on your other sites (your website, your blog, your Active Rain profile, etc.). This will give people the opportunity to LIKE your page without having to actually BE on Facebook.
• Add a link to your Facebook business page in your email signature. With all the emails that we are sending out to potential clients, you never know when one of them will want to reach out and connect with you on Facebook, through a link in your signature.
• Promote your Facebook Business age offline. This is when having a vanity username will be the most useful. Here are places that i have seen Facebok advertised offline:
  • Business Cards
  • Magazine Ads and Mailers (postcards, newsletters, etc.)
  • Radio and TV ads
  • Yard Signs (This could be a great way to promote a specific listing you have in your target/niche area)

It may take a bit of effort up front, but one your Facebook Real Estate Business Page is set up, maintaining it will just take a small fraction of the time you are already spending on Facebook.

I love Twitter. More than Facebook on most occasions even. Of course, I could come up with 140 Truths About Twitter… Instead I have narrowed down the list to just 5 truths about Twitter … from my perspective.

1. Stop Caring About Who Does or Does Not Not Follow You

Twitter is LESS about who follows YOU and more about who YOU chose to follow. YOU follow people on Twitter because you like what they have to say and the value that they bring to your Twitter stream. With little exception, people will only follow you if you do the same for them and their Twitter stream. Even if they LIKE you, they are not obligated to follow you if you do not talk about what they want to read or interact in a way that they are comfortable with.

Remember … a person does not have to be following you to interact with you. You can get their attention by @-ing them.

(Now … If I believe that I would honestly add value to someone’s Twitter stream, then I may ask them to follow me … but that is extremely rare.)

2. If All You Do Is Auto-Share Links …

… I will ALSO un-follow you. Unless, of course, you are a major brand that I like and look forward to hearing about their new articles. Twitter is about interaction and getting to know people on a granular level. If all you do is set up some system to auto-tweet links to your blog, then you are really just talking AT me, not with me and I wont be clicking that link. … and I mean “at” in the non-conversational way, not “@” in the Twitter conversational way. I know … confusing …

Now, if you are already interacting and THEN decide to share a link, I am 8 million times more likely to click on it.  #justsayin

3. Interact

As in … Find interesting Tweets and respond to them, or RT* them. Use the search function to find people who are talking about things you like. I found a TON of great new friends to interact with by searching for “UFC“.

*Here’s a Tip: When you are retweeting, avoid the standard RT feature. Instead, Copy/paste the tweet with the @[insert Tweeters Name Here]. This will send a “mention” to the tweeter, letting them know you RT’d them.

4. Use YOUR Picture for Your Avatar

Unless you are @cocacola or @cnnbrk, you really should have a picture of you (or a likeness) as your avatar. If Twitter is a conversation … which it is … I want to know who I am talking with.

5. Auto-DM’ing Needs to Go Die in a Fire

Not that I am remotely passionate about this one. Or I am. More times than not, if I have chosen to follow you, I will immediately UN-follow you if I get some non-thoughtful auto-DM from you as soon as I click “follow”.  If it is that important that you thank me for following you, please make it personal. Now, I DO make exceptions (especially for brands), but even that is rare.

I know that some of you will disagree with me on some of these points, especially on #5, and that is A-OKAY! … but instead of caring, I am choosing not to.  :p These are MY 5 truths about Twitter. But I do encourage your comments below.

1. Log into Facebook and go to http://www.facebook.com/pages. From there, click on “+ Create Page”.

2.  Fill out the “Official Page” information:

1. • Click “local Business” and select “Real Estate”
   • Name Your Page
   • Agree to the Terms
   • Click “Create Official Page”

3.  From here you will be able to edit and customize your Facebook Business Page.

1. • Make sure that all of your contact information and web links are in both the Info Tab AND the sidebar underneath your picture.
   • Upload a professional photo, logo or both.
   • Update the privacy settings to reflect your needs.

4. Import your blog.

1. Once you import your blog, any new posts will appear in the NOTES section of your business page, on your Business Page’s wall and in the News Feed of anyone who is a fan of your business.
2. • From the NOTES tab, click “edit import settings” from the sidebar.Enter the URL for your blog. Example: www.ColoradoSpringsRealEstateConnection.com
   • Click the permissions box.
   • Click “Start Importing”
   • Confirm import on the next screen.
   • The next time you post to your blog, an excerpt will appear on your Business Page wall, usually within 24 hours.

5.  Add content to your Business Page, in addition to any blog posts that you write.
Note: When you are logged in under your personal account and navigate to your business page, anything that you post on the wall will show as it is coming from your business, not you. Some post ideas include:

1. • Your Listings
   • Area Information
   • Business Specials
   • Industry Videos
   • Links to local and real estate news articles
   • Area photos

Once you have your Facebook Business Page set up, you can start promoting it on your other sites and “suggesting” it to your friends who may be interested in receiving updates from your page.

After 25 people LIKE your Facebook business page, you can choose a vanity URL for it, by going to http://www.facebook.com/username/. This will make promoting your page much easier.

Make sure your name is something appropriate and preferably referencing “real estate” in one form or another and the area that you work. Example: Facebook.com/FlyingHorseRealEstate.
